Bali Properties for Sale and Rent

Browse Bali properties for sale and rent. Our portfolio covers villas, land, private estates, hotels and retreats, and apartments. You’ll find listings across Bali’s top areas, from beachfront Canggu and Seminyak to quiet Ubud and family-friendly Tabanan.

Looking for a home, an investment, or a monthly or yearly rental? We have options at every price point, from budget rentals to multi-million dollar estates.

Every listing shows its ownership structure up front. Leasehold (Hak Sewa) and freehold (Hak Milik) properties are both clearly marked. You’ll know exactly what you’re buying before you even enquire.

We’re a boutique agency, not a listings site. Every property here is vetted before it goes live. We run legal due diligence on each one, so you know what you’re getting and under what terms.

You also get a dedicated property specialist, not a call centre. Someone who knows the local market. They stay with you from your first enquiry through to signing, and after you move in.

Each listing includes photos, floor size, land size, and legal status. That makes it easy to compare properties side by side.

Some of the most searched terms on this page are beachfront villas in Canggu, family homes near Green School, and land in growing areas like Kedungu and Tumbak Bayu. Use the filters above to narrow by area, price, bedrooms, or features like ocean access or a gated community.

Frequently Asked Questions

No, not directly. Foreigners can't hold freehold (Hak Milik) title in Indonesia. But there are legal ways in, mainly long-term leasehold (Hak Sewa) or use rights (Hak Pakai) through a licensed notary. We'll walk you through which one fits your situation.
Freehold (Hak Milik) is full ownership. It's reserved for Indonesian citizens. Leasehold (Hak Sewa) gives you the right to use a property for a set number of years, usually 25 to 30, often renewable. Most foreign buyers go the leasehold route.
Usually 4 to 8 weeks once you've agreed on a property and price. That covers due diligence, drafting the contract, and notarization. It can take longer if the property's paperwork isn't fully in order.
Yes. Indonesian law requires a PPAT, a licensed Land Deed Official, to formalize any property sale or lease. We work with independent notaries we trust, so the paperwork holds up.
Yes, and a lot of our clients do exactly that. Renting first lets you get a feel for an area before committing. We list both rentals and sales, so you can compare.
